I did a quick survey and here is the outcome that gives some idea.... Alibagkars - please correct me if I'm wrong (or cheated... )

The land rates depend on the location, proximity to road, shops, schools and availability of water and electricity...etc.

Brokers charge 2% commission. Due to SEZ property prices have blown up. It is really difficult to find good plots in Alibaug
